  • How to deal with this neighbor?

    I caught my neighbor trespassing on my other neighbor’s property. After talking to the neighbor that was being trespassed on and being asked by them to say something to him I told the trespassing neighbor the next time I saw him do this not to be getting on their property anymore, this didn’t go well. Now this jackhole yells and curses at us when he walks by the house and just randomly starts yelling at the world on his front porch and is starting to walk onto my property in some sort of rebellion act I guess. He just walks about 10ft onto our property and turns around and walks off. He hasn’t messed with anything “yet”. Any suggestions on what I can do to address this without beating his ***. After the last time, I don’t see me being able to hold back and really don’t want assault charges if I can help it.

  • Store didn't give me promotional sell?

    Bought an item that a store said they were having a 18 month same as cash promotion on and said that I got it. Put just a of the amount on the stores credit card but they have been charged interest for the past 3 months. Do they have to uphold it since it was thier mistake?

  • Can keep securtiy deposite for breach of lease?

    We live in Indiana and our tenants were arrested on drug charges which breached the lease agreement. We are evicting them but trying to do it without having to go through the courts. Can we keep the security deposit to help pay for expenses until we can get someone new to rent without going through the courts?

  • Should I ignore this or act on it?

    We had a water leak a few years ago that caused efflorescence on the wall in the closet. We fixed the leak and the contractor assured us it was not mold. We have since rented the house to tenants that complain about everything including the closet wall. We told them what it was and that it was there for the inspection and they didn't have a problem with it then so we will not fix it right now which they were ok with. They have since insisted it's mold and said they had a specialist inspect it and they said it was mold also. I asked for the inspection report and was told they would send me a copy. I have yet received it. Should I ignore their claim since I know it's not mold or should I act on it?

  • How would you handle these tenants?

    My tenants want a mold inspection because they think the efflorescence from a leak years ago in the closet (that was fixed years ago) is mold. It is not mold (just never fixed it cause it's in the closet), already had a specalist check it and it's not but they still insist and I have no paperwork from first time. This is AFTER they have lived there for 5 months and oked the inspections. Can I just tell them we'll give them a "happy tenant clause" and just let them leave? I'd rather have them out. They have a complaint literally every month come rent time.

  • Why won't my car start?

    My car won't start, doesn't even click when I turn the key. Turned on lights and they don't dim when I turn the key and the battery is new. I tried to jump the solenoid (screwdriver on the hot and ground) but that didn't work either, it sparked but that’s it. I know it can be the ignition switch, relay, or starter but what's the best way to check them?

  • How to deal with tenents?

    Our tenants think our rental has mold but its just efflorescence. The plaster wall by the chimney was damaged from a leak but we had the leak repaired several years ago and the contractor told us he checked for mold and there was none, we just never fixed the spot because it was in the closet and the contractor said it’s virtually harmless just an eyesore. They never said anything at inspection and we have told them many times what it is but they are still convinced it's mold. Said a friend told them it was and when we disputed this they came back a month later and said a "specialist" told them it was mold also. How should we remedy the situation?

    My wife barrowed money 4 years ago from a check for cash type loan company and paid them off. Now 4 years later she keeps getting harrasing letters from them saying she owes an outlandish amount. She calls and they say they are sorry she doesn't owe anything and say they will fix it. Several months later they are at it again. What can we do to get them to stop for good?

  • Power shut off without notice?

    We were 21 days late on our electric bill, have NEVER been late before and the electric company came and shut off our power (in the winter none the less) and without notice. They said it wasn't their concern it's winter and are going to charge us $500+ for reconnect. We paid most of the bill last week before it was disconnected and had less than $100 outstanding. How is this legal and what can we do to address it?

  • Tenants won't give me my mail?

    A family member sent a card with money in it (a check) to my old address, which we now rent. The Tenants say they recieved it but now we can't get them to give it to us. They keep avoiding our attempts to contact them and when we have contacted them they said they couldn't find it. What should and can we do? I never told them money was in it but surely they can figure something is up since I'm so concerned about it.

  • Tentant issues with a basket strainer on the kitchen sink?

    I have some disgruntled tenants that called us about several issues they had being very rude. We got most of them settled but the one that really upset them was the basket strainer in the kitchen sink keeps leaking. I've tried to fix this simple problem 3 different times which I can see how it would be annoying to them. I've fixed this very problem a number of times and never had an issue with not being able to get it to quit leaking. Now my question is, I contacted several plumbers and the only one that I can get to fix it soon wants to charge me $165 just to put in a new strainer w/ me supplying the strainer and he won't guarantee the work since I would be supplying the strainer. Should I go ahead and hire him or try to fix it myself again?

  • Should I give my tenants notice?

    We have been pretty lenient on our tenants, stopping by the rental property and picking up the rent every month, allowing them to park in the yard, and making repairs that they are technically responsible for. All of a sudden they call us upset beyond believe saying they want to sit down and talk to us about all sorts of issues and complaints that they have but won't set a time or date and hung up on us twice when we have called. They seemed very happy with the place not even a week ago so we don't know what happened to make them so upset. We have decided to stop bending over backwards for them and start making them pay us the way it is stated in the lease agreement and make the repairs they are responsible for. Should we give them a written notice of this or just stop doing it and let them find out on their own. We have also decided that if they have any complaints or issues that it will be best for them to write them out and send to us and we will promptly send them our responses to address this. We don’t want to be slum lords but we also don’t want them to think they can just do whatever they want and talk to us however they want. Any suggestions?

  • Kitchen sink trap keeps leaking?

    I've replaced the gaskets once already about 6 months ago and put new putty 3 times but the thing keeps leaking a month or so afterwards. I've made sure I tightened it correctly (not too tight or too loose) but for some reason it just starts leaking agian. Any ideas of what is wrong with it or what else to do?

  • Leaking kitchen sink drain?

    The kitchen sink drain keeps leaking around the strainer only when we fill the sink with water. I have fixed it twice (new putty and new gasket) and it is leaking again. I made sure I didn't over/under tighten the strainer nut, just made it snug. Anybody have any suggestions on how to fix it or what I could be doing wrong?

  • Truck Shakes sometimes?

    I bought a '06 F150 4x4 a few weeks ago and it does something strange. It drives great most of the time just as smooth as silk but every now and then it will shake like crazy no matter how fast you're going. It seems to do it when I drive it farther distances.
